— ABOUT THE HOME —

• Ground level: seating area with table, hammock, fire pit, shower/hose, storage shed w/beach gear, and parking for 3 vehicles

At "Mojito Grande", walk up and be greeted by our comfortable outdoor seating area with a large offset umbrella set amongst palm trees and plants. The nearby hammock calls to you to try it, perfect for those lazy time naps.

This comfy, island-style beach home uses a smart lock for a contactless check-in (no office to visit!) and takes you right into the living room. You'll immediately note the bright colors, the wall-mounted 55" TV, and the Big Joe supersized bean bag w/memory foam which seats 2-3 people in comfort. Dual French doors give you a view of the front deck.

There is a small area by the French doors with our custom beach-style wall clock and a pair of side chairs.

Past this sitting area are the dining area and a fully-equipped kitchen with stainless steel appliances, storage, 2 coffee machines (drip and K-cup), a full-size pantry for your food, and many convenience features. Another set of French doors opens onto the front deck.

Walk through either set of French doors onto the front deck, framed by billowy curtains. There is a 4-seat cafe table for dining al-fresco and a hangingegg chairr, perfect for reading in the fresh gulf breezes.

Step back inside and down the short hall. On the left is BDRM1 with twin beds in a "floor bunk" with stairs (no ladder) -- great for smaller children. There is a closet for storage and a TV for entertainment.

Across the hall is a shared bathroom with a tub/shower combo sporting a dual-head shower. We provide a dispenser with high-quality shampoo, conditioner, and body soap made from natural ingredients and without animal testing. Hand soap and sanitizer are provided at the sink.  See our digital guidebook for details on these amazing products.

Next down the hall is the full laundry with iron and ironing board. We provide some detergent pods, bleach, and softener for your convenience.

BDRM2 has a queen bed with a hybrid memory foam mattress, plenty of clothes storage in the closet and dresser, and an HDTV.

Next is the Master, BDRM3. It has a king bed with a memory foam mattress, a TV, and ensuite bathroom with a dual-head shower. Closet spacea , dresser, and a chest provide ample storage for clothing.

Underneath the home, is a sitting area with a table, chairs, and another hammock. In the back of the home is a fire pit area with seating for those cooler evenings. Beach gear and a corn-hole set are stored in the nearby shed.

Note: Mojito Grande is non-smoking property.

— BEACH —

The private beach access point is 1 block west. We have paced it off at 160 steps. 

You will need to show proof of occupancy at the gate and will be issued wristbands for your entire stay. They are very strict about this. We email a special copy of your receipt, with the specific information they want, just before your arrival so you will have it handy in your inbox.

Once on the beach. you have access to the area South of the Erosion Control Line (plainly marked).

You can arrange beach services (chairs, umbrellas, wave runners, etc) from the licensed vendor at fees they set. This information and contact info is in the digital guidebook. 

 — LOCATION —

Our cottage is one of the original homes in the trendy community of Frangista Beach.

You can walk to many places; Alvin's Island is 2 blocks west; the well-known Pompano Joe's (fresh Gulf-caught seafood) is just beyond; 2 blocks east will get you to Emerald Coast Wine Cellars, Bad Ass Coffee, Dairy Queen, and the excellent Italian eatery, Pascalli Kitchen (try their homemade pizza rolls)!

You can drive to nearby Winn Dixie for groceries,Chick-fil-AA, Surf Hut Restaurant, CVS, and the Silver Sands Outlets in 4-7 minutes. We also have very easy access to Holiday Rd, which is a quick route to US98 W, the area's main highway and the path to Destin Commons, Henderson State Park, the Harbor area, and all else that Destin offers!

* We do ask that guests replace what they use. Our team tries to see that these items are stocked, but it is not possible to inventory these items after every stay. If we have not been alerted that something has run out, you may not find it.

— WHAT YOU NEED TO BRING —

— PETS —

• We allow 1 dog.
• It must be under 25lbs and housebroken.
• The dog needs to be crated if left alone (we do not provide a crate). 
• Doggie "deposits" must be picked up and properly disposed of. We do provide bags.
• Dog is not permitted on furniture or beds.
• A pet fee is assessed at checkout. Rate is seasonal.
• County requires dogs to be leashed in public.

— BOOKING INFORMATION —

Once booked, we send an email confirmation with a link and instructions to finalize your booking. If you do not see it in your Inbox within an hour, check your "junk mail" folder.

You *must* complete these steps within 24 hours or your reservation may be canceled.

The only fee we charge is for cleaning. It is added at checkout.

Mid-stay cleans are available -- Contact us for pricing.

A refundable security deposit of $300 is required by placing a hold on the card you provide.

The Renter of record must:

• be at least 25 yrs of age;
• enter a credit card for the deposit;
• be present during entire stay (no third-party bookings);
• upload a valid government-issued ID;
• sign our rental agreement;  and,
• provide a list of names and ages of your entire party.

Our cancellation policy is: ⏤ CANCELLATIONS ⏤

Our cancellation policy is: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 15 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 5 days prior to the arrival date of the reservation. For cancellations made within 5 days prior to the arrival date, no refund will be issued.

Our cancellation policy is detailed here in the listing - be sure to understand it. We can't be responsible for any cancellations outside of our policy - that is what Travel Insurance is for.

We *STRONGLY* recommend Travel Insurance for your trip, especially if you are concerned about cancellation due to health, government policies, weather, or other reasons. You can buy during check-out, or there are many sources available on the Internet. We are not a party to the transaction.

Be sure you understand our cancellation policy as described here and in the Renter Agreement.

Our focus between bookings is on the proper preparation of the home for the incoming guest. We regret that we cannot accommodate early arrivals or late checkouts.

Our pricing is updated frequently to reflect local rental trends, occupancy, demand, and other factors. Prices are not locked in until actually booked.

— ACCIDENTAL DAMAGE COVERAGE —

We cover our bookings for accidental damage up to $500 at no extra cost to our guests.

This is "no-hassle coverage" that protects against damage such as broken dishes, damaged furniture or fixtures, etc.. However, guests are required to report the damage *during* the stay to be eligible. That's it!

Damage discovered after departure, is not accidental, caused by a pet, or deemed not covered by the insurance carrier is not eligible for coverage and will be charged to the security deposit or card on file.

Exclusions: Linens, bedding, towels theft, and loss/theft.

— DIGITAL GUIDEBOOK —

To better serve our guests, we created a digital guidebook containing the information needed for your stay. You will receive a link to it when booking is completed.

Why do you need it? There is info such as:

• door code (2 days before arrival)
• address & directions
• beach info
• WiFi info
• checkout instructions
• restaurants/attractions
• and more!

It can be printed, accessed online, shared, or saved to your device's home screen!  No app to download. 

— TOP RULES —

We enjoy hosting and sharing our home with others and have been doing it for several years. We've received many 5-star reviews, letters expressing appreciation, and have a large number of repeat guests. We do have a few rules that cannot be broken and, if they are, will result in immediate termination of access to the property with no refunds and forfeiture of the deposit. These are:

• Events/parties are not permitted.
• No smoking of any kind on the property. Remediation fees will be charged and start at $525.
• Do not exceed the number of people on the booking.
• Drugs or illegal activities are not welcome and will be reported.
• Third-party bookings are not allowed.
• Community quiet time is 10pm-8am

We use approved interior/exterior noise monitoring devices that measure noise levels w/out recording audio.

There may be external video cameras on the property covering the grounds. There are *NO* interior views.

Remember, you are staying in our home. Please respect it.

While there is no "front desk", our team is available during normal business hours by email, text, or message.
